These Terms of Service ("Terms") govern your access to and use of Homie's website, mobile application, and related services.
Homie is operated by Book Homie Ltd, a company registered in Nigeria under RC 9920886 ("Homie", "we", "us", or "our").
By creating an account, accessing our services, or making a booking, you agree to these Terms and the policies incorporated into them, including our Privacy Policy and applicable booking cancellation and deposit terms.
If you do not agree, do not use Homie's services.
Homie is a platform that helps guests discover and book accommodation offered by participating hosts.
Unless expressly stated otherwise in a particular transaction, the accommodation is provided by the relevant host, not by Homie itself. Homie facilitates bookings, payment processing, communication, support, and related marketplace services.
We may introduce additional services, including car rentals, under separate or supplementary terms.
You must provide accurate information and be legally capable of entering into the relevant agreement.

You are responsible for activity carried out through your account, except to the extent applicable law provides otherwise.
Homie may request identity verification before your first stay and may request re-verification where reasonably necessary.
Hosts are responsible for providing accurate information about their accommodation, including location, photographs, amenities, occupancy limits, house rules, availability, mandatory charges, and caution deposits.
Homie may review, suspend, or remove listings that appear inaccurate, unsafe, misleading, or inconsistent with our standards.
We aim to present useful and accurate information but cannot independently guarantee every statement made by an independent host. Nothing in these Terms excludes any legal responsibility Homie has for its own representations, conduct, or obligations.
A booking request is subject to availability, applicable verification requirements, and successful payment where payment is required upfront.
A booking is confirmed only when Homie communicates confirmation through the platform or another authorised channel.
Guests must provide accurate booking dates, guest numbers, and other required details.
Hosts must honour confirmed bookings, subject to applicable law and the cancellation terms.
A host must not demand undisclosed mandatory charges or materially change the agreed accommodation without the guest's informed agreement.
The amount payable will be displayed before the guest confirms payment.

Homie will not knowingly conceal mandatory charges until after a guest has committed to a booking.
Payments are processed using the payment methods and providers made available by Homie.
A payment is not confirmed merely because a guest submits a payment instruction or receives a screenshot. Homie relies on verified payment-provider confirmation and reconciliation.
The cancellation terms shown at checkout and attached to the confirmed booking form part of the booking agreement.
Unless a different lawful policy is clearly displayed and accepted before booking, Homie's default guest cancellation policy is:
The applicable time band is determined using the cancellation timestamp and the check-in time stated in the booking. The exact boundaries will be displayed with the booking terms.
These rules do not remove any mandatory rights or remedies available to consumers under applicable law. Where applicable law provides a greater entitlement, the law prevails.
A guest may request an exception for exceptional circumstances. Homie will review such requests fairly, considering the evidence, the host's position, the booking terms, and applicable law.
Refund processing
Approved refunds are generally initiated through the original payment method where supported.
Homie will communicate the status of a refund and any known processing delays. The time taken for funds to appear in the guest's account depends on the payment provider and receiving financial institution.
A refund is not considered completed solely because Homie has approved or submitted it. Its status is subject to provider confirmation.
Some accommodation providers require a refundable caution deposit.
Before booking, the guest will be shown the deposit amount, the party responsible for holding it, the circumstances in which deductions may be made, and the applicable return process.
Where Homie coordinates or collects the deposit through an approved payment arrangement:
Homie may review disputed claims and determine the appropriate action under the applicable terms.
Unless the applicable listing terms state otherwise, hosts should submit any damage claim with supporting evidence within 24 hours after checkout. Homie aims to initiate an undisputed deposit return within 48 hours after checkout, subject to payment-provider capabilities.
Where a host collects a deposit directly, the listing must clearly disclose this arrangement. The host remains responsible for returning that deposit in accordance with the agreed terms, and Homie's ability to control the payment may be limited.
Homie does not guarantee that every deposit is held in escrow or under a trust arrangement. The actual payment and custody arrangement will govern.

Guests are responsible for damage they cause, subject to applicable law and a fair assessment of the evidence. Guests are not automatically liable for pre-existing damage or unsupported charges.
If a host cancels a confirmed booking, fails to provide access, or provides accommodation materially different from what was agreed, Homie may assist the guest with an alternative or an appropriate refund.
Guests should contact Homie promptly when they encounter a material issue, preferably with photographs or other relevant evidence where safe and reasonable.
In urgent safety situations, guests should prioritise their immediate safety and contact the relevant emergency services where necessary.
Guests should contact Homie through our in-app Support channel or by emailing support@bookhomie.com.
We will review complaints fairly and may request relevant evidence from the guest, host, payment provider, or other appropriate source.
For caution-deposit disputes, Homie aims to reach a decision within five business days after receiving the necessary information. Complex matters may take longer, and we will communicate material delays where reasonably practicable.
Nothing in this section prevents a person from exercising rights available under applicable law or approaching a competent regulator or court.

Homie may investigate suspected violations and take proportionate action.
Users must ensure that reviews, photographs, messages, and other submitted content are lawful and not misleading.
By submitting content to Homie, you grant Homie a non-exclusive, worldwide licence to host, reproduce, display, and use that content as reasonably necessary to operate, promote, and improve the services, subject to applicable law and your rights.
You retain ownership of your content. You must have the rights or permissions necessary to submit it.
Homie may remove content that violates these Terms or applicable law.
Homie may restrict, suspend, or terminate an account where reasonably necessary due to fraud, safety concerns, material breach of these Terms, legal requirements, or repeated misuse of the platform.
Where appropriate and lawful, we will provide notice and an opportunity to respond.
Account closure does not remove outstanding payment obligations, valid refund entitlements, deposit liabilities, or records that must lawfully be retained.
We aim to keep Homie available and secure but do not guarantee uninterrupted access.
Some functions depend on third-party payment, hosting, identity-verification, communications, or other service providers. Their availability and processing times may affect Homie's services.
Homie remains responsible for its own legal obligations and will take reasonable steps to address service interruptions.
Nothing in these Terms excludes or restricts liability where such exclusion or restriction is prohibited by applicable law.
Subject to that limitation, Homie is not responsible for losses caused solely by a user's independent unlawful conduct or circumstances outside Homie's reasonable control, except where Homie is legally responsible.
Nothing in these Terms removes any non-excludable consumer right, remedy, or obligation.
Homie's processing of personal information is described in the Homie Privacy Policy.
You agree that information necessary to facilitate a booking may be shared with the relevant host, payment provider, identity-verification provider, and other service providers in accordance with that policy and applicable law.
Homie may update these Terms to reflect legal, operational, or service changes.
Material changes will be communicated through appropriate channels where required. Changes will not retrospectively remove rights or remedies that have already accrued.
The version accepted for a confirmed booking will be retained with that booking.
These Terms are governed by the laws of the Federal Republic of Nigeria, subject to applicable conflict-of-law rules and mandatory consumer protections.
Disputes may be brought before a court or other competent body with jurisdiction. Nothing in these Terms prevents a user from exercising a statutory right to seek redress.
